What rules apply when I book a cottage or flat?
General conditions for renting cottages and flats adopted by the Swedish Tourism Trade Association on 29 May 1990 following discussions with the National Board for Consumer Policies. If the rental agency applies special conditions, these are printed in italics below.

The rental agency works only as an intermediary and the agency’s responsibilities are limited to the agency’s handling of the rental.
As landlords we are obliged to ensure that:
• you get a written booking confirmation
• you receive documentation and details of where to pick up the key in good time, usually one week before the agreed day of arrival,
• the house/flat agrees with the description (we are not responsible for any promises the owner or his contact person my have made directly to you without our knowledge and which we were not aware of or ought to have been aware of, so please try to obtain promises in writing for safety's sake) • you are informed of any important changes concerning your booking,
• you may use the house/flat from 3 pm on the agreed day of arrival until 11 am on the day of departure, unless otherwise confirmed.
• if you are not satisfied with the cottage/flat, you should contact us.
When does my booking become binding?
You and we are bound by the lease as soon as we have confirmed your booking and you have paid the reservation fee (or all the rent). If you make a last-minute reservation with arrival within 14 days after the reservation was done, you will be bound at the time you make the reservation.
When should I pay?
If you booked earlier than 60 days in advance the reservation fee is 20 % of the total rent. The reservation fee should be paid within 7 days of the date from which we sent the confirmation to you. It will be deducted from the rent. The rest of the rent should be paid no later than 60 days before the day of arrival.
If the booking is made later than 60 days before the day of arrival, all the rent has to be paid directly.
What happens if I don't pay on time?
If you don't pay the reservation fee on time, we have the right to cancel your booking. I you fail to pay the rent this is counted as a cancellation on your part and in that case the rules for cancellation apply.
What are the rules if I want to cancel?
Cancellation must be made in writing and are counted from the time when it reached us. A cancellation is not valid if it is done to another part. We are obliged to confirm your cancellation in writing.
If you cancel more than 60 days before the day of arrival, you only pay the reservation fee. For cancellations that take place between the 60th and 31st day of arrival, you pay 50% of the rent. For cancellation later than the 31st day, you pay 100% of the rent.
If you have already paid more than you are obliged to, the difference will be reimbursed by us.
If we manage to rent out the cottage/house to another guest, we will reimburse you with the amount equivalent to the rent paid by the new tenant, with a deduction for a service fee 1 500 sek.
You have the right to transfer the booking to another one of your known person, providing we and the owners can agree to this. This must be communicated to us prior to arrival.
What if something happens to me?
Cancellation insurance may be included in a home insurance or other supplementary insurance you already have. Nordic citizens can purchase insurance at:​ www.gouda-rf.se/
What are my rights?
If you do not find the cottage/house you booked in the promised condition or if problems occur during your rental period, you must report this immediately, so we have opportunity to correct any deficiencies. If we can’t overcome the shortcomings we will compensate you in relative to the inconvenience caused to you. We will do our utmost for you to be satisfied with you stay.
If the deficiencies and problems are large and cannot be rectified within a reasonable time, we will if there are any possibility’s offer you an equivalent house as first choice, or in second choice you have the right to terminate the lease.
What are my obligations?
Upon arrival you may be asked to leave a deposit to the owners, according to a confirmed appointment. You get the deposit back upon departure, after the cottage/house has been inspected and approved.
You must take care of the cottage house and follow the general rules, instructions and regulations. You are responsible for any damages caused to the property and its contents if you or someone in your party has been negligent.
Remember that many of our cottages/houses have limited capacity regarding own well, sewer and garbage collection. The number of beds are an indication of the capacity for the house. It is important to think of being economical with the water and the use of toilet and that you have to sort your garbage.
You may not use the cottage/house for parties or receive larger groups if not agreed at time of booking. It is not permissible for more people to stay overnight in the cottage/house or in its grounds than you stated on booking.
You must clean properly before departure. If you miss this, we will do the cleaning at your expense, at a cost of 400 SEK/hour, minimum of 1 000 SEK.
If you paid for departure cleaning or there are obligatory departure cleaning, please restore the order in the house as on arrival. Put the garbage in the designated place. You must ensure that all windows and doors are locked upon departure and return of the key as agreed. Leave no equipment such as a dishwasher, washing machine on when you leave the house!
All house does not welcome pets, so it must be mentioned at time of reservation and stand within the booking-confirmation (pet supplement and the deposit will occur) if you want to bring your pets/pets. That pets is not allowed, is no guarantee that there hasn´t been animals in the cottage/house previously.
Arrival time is from 15.00 on the arrival date and departure is at the latest by 11.00 on the departure date. Please respect this. Please note! If departure cleaning is booked the time of departure may have to be adjusted.
War, natural disasters, strikes, etc.
The lessee and the intermediary have the right to withdraw from the lease if the cottage/house cannot be provided due to war, natural disasters, labor-market conflicts, and protracted interruptions in the supply of water or energy, fire or other similar major occurrences, which neither you nor we could have foreseen or influenced. Under such circumstances we are obliged to reimburse what you have paid with a deduction for the benefit you may have had from the cottage/ house.
What happens if we don't agree?
Tell us about any complaints immediately. Bear in mind that your chances of obtaining redress may diminish if you delay in making your complaint. If we don't agree, you can contact Allmänna Reklamationsnämnden (the National Board for Consumer Complaints) which consists of an impartial chairman and a number of representatives of travel organizers and consumers.
